Nevertheless, i promised you to keep you update on my latest development so you will know how I am doing but had been really busy with all our new launches that I can’t even keep up with the launches that the company have. Together with Davidz Wan & Wendy Bai plus the rest of DW’s group, we were all too tired & busy at Hundred Trees presenting without showflats; just Siteplan & Floorplans. The cheque collection was really fantastic! Shared some of the skills you taught to the new guys who are fresh in this business. During the preview launch weekends, the average closing for the new guys are 2 units each. Told them they’d better close more deals to save more money to attend your amazing course which is of course the main stimuli of my personal break-thru in Real Estate!

I almost gave up this business just moments before I spoke to you and you also witness how desperate I was to get my 1st break thru after 6 desperate mths and only did 1 case rental getting miserable $770 comm. Even had to repair the toilet bowl flush and change all bulbs in the unit that late night before handing over to tenant’s agent as landlord was out of town.

Went for your resale course first and subsequently Project Marketing in Apr this year. I had all these while been using all the tips & skills you taught in the resale into project and vice versa project into resale as well. Either way, it really works very well!!!

After the break-thru, there was really no more turning back for me as I have clocked till date approx. $120-130k since March this year! An amazing contrast from 1st 6mths of $770 against my last 6mths achievements! Of course, this is by no means a great achievement compared to my Huttons IDOL: Brandon Kuan; whom I am always taking him as my greatest positive motivation to close up to what he is achieving now! Fantastic Achievement he has! If he does not get top 10 this year I chop my head! haha..

Just like to highlight some personal experiences as follows which I really find them impossible before attending your course.

1) Closed buyer on HDB within 1hr on 1st viewing of 3units. even asked me to make offer at midnite to seller which I told him: “Dun Kan Cheong! Relax!!!”. His requirement given to me the day before: $230k max, Bedok/mrt/market/high flr/low or $0 COV. Ended up he bought $260k Tampines/No Mrt/Market 10mins/3rd flr/$10k COV!

2) Closed a client who had never buy anything big and above $500k on a $2+Study penthouse in Kembangan Suites @ approx.$800k. He had no intention of making any purchase after buying a Caspian unit that same week and I invited him just to come down take a look only. Since along the way driving toward Audi to book his new car, he turned over first and ended up buying penthouse instead of his dream car with his only cheque. Till today he is still waiting impatiently to realize his dreams of looking out to the beautiful pool view directly from his master room.

3) Got myself rewarded with a 2% comm from buyer over and above seller’s commission for one deal.

4) In Illuminaire, approached by one buyer told me he will never buy from me cos his friend is also in Huttons which is truely so and will only buy thru his friend no matter what. Presentation ended 3 plus in the morning and eventually told me to meet him next morning 8am in Raffles Place for a cheque!

5) Sold another unit in the same project to another buyer without him even knowing which unit he had just bought as he ended up just wanted a unit no matter what.

6) Partnered Vanessa Tan & Alan Lim and sold Shanghai One at the marketing COST of $20 ONLY! Did no advertisements at all, just place 2 banners on the unit. Rejected 1 buyer 3 times for viewing unit at his convenient time. Arranged all buyers who signal prior interests to come for the same viewing and closed same day same viewing @ FMV! Buyer was the same one who got rejected for viewing 3 times by me! :p

7) Partnered with Vanessa Tan for Savannah while she conditioned Buyer and me dealing with seller. 1 viewing closed within 2hrs with buyer’s comm over and above seller’s comm. Sold @ FMV and both buyer, seller still feel that we got them a really good bargain!

8) Presentation in Luma was done in very well-plan routes just like what you taught. 90% of my buyers actually DID NOT SEE the Gigantic Balcony in the showflat and DO NOT KNOW the existence of the balcony at all even after seated down looking straight at floorplan that state the words PLANTER & BALCONY!!! They were simply concentrating and dreaming on the short Europe Tour (Finishes & Fittings were all from Europe!!!) I was also totally shocked & amazed when I see that the buyers of other agent not listening to them and was actually following thru with us which the agent decided not to present and let buyer follow thru my presentation instead. Absolutely Amazing!!! Haha..

Frank Fact to those of you who do not know about Luma! LUMA is still a World Class Masterpiece to possess in your collection and yet still Singapore BEST & Most Affordable limited edition Collection. Missing LUMA is as good as missing life’s greatest opportunity to buy a Lambourghini @ Jaguar’s price!!!

Last but not least, Our team no longer feels that showflat or actual unit is needed anymore to help our client realise their dreams. In fact we simply just need the Site & Floorplans and cheques starts flowing in to us! hehe… Am looking forward to our next HOT HOT HOT PROJECT COMING!!!

I am really moved. I could not even speak good English at that time, and now I am driving BMW and mingling with all top investors.
